  • Job Summary: The Permitting Specialist will conduct preliminary research on properties within Charleston, including researching historical archives, property records, and previous permits to prepare accurate and complete permit applications.
  • Job Qualifications:

    Candidates should have a high school diploma or equivalent; a background or education in architecture, construction management, planning, or historic preservation is preferred. Familiarity with local permitting processes and zoning ordinances in Charleston is highly valued. Strong written and verbal communication skills, attention to detail, and the ability to manage multiple deadlines are essential. Proficiency in Microsoft Office and comfort using project management or CRM software is required. Experience with research and document preparation is a plus.

    We welcome interns from college as well trying to gain some hours for college classes.

The Permitting Specialist / Historic Preservation Assistant supports a general contracting team in Charleston, SC, by managing permit applications, conducting historical research on properties, and assisting in the bid preparation process. This role plays a critical part in the early stages of renovation projects, particularly in Charleston’s historic districts. The ideal candidate is detail-oriented, highly organized, and comfortable navigating local permitting procedures and historic review requirements.

This position also involves close collaboration with local preservation offices and regulatory bodies, including the City of Charleston’s Board of Architectural Review (BAR), to ensure compliance with historic preservation guidelines. The specialist will contribute to the effort of preserving the architectural and cultural integrity of historic Charleston by facilitating accurate documentation, supporting design review submissions, and maintaining consistent communication with city and preservation officials throughout the permitting and renovation process.
